Two Existing Shingle Layers

Ontario Building Code allows a maximum of two shingle layers. If your roof already has two, full strip-and-tearoff is mandatory before new shingles can go on. Removing a double layer adds roughly $1,500–$3,000 to the total cost depending on home size — labour, disposal fees, and dumpster time all increase.

Roof Complexity — Pitch, Dormers, Hips

Steep pitches require safety equipment and slow the crew down. Each dormer adds flashing work, cuts, and valleys. Hip roofs have significantly more ridge and hip length than gable roofs of the same footprint. A "complex" roof on the same house can cost 30–50% more than a simple gable roof.

Sheathing (Deck) Damage

Rotted or delaminated sheathing is discovered during tearoff. Individual sheets are replaced at an additional cost — typically $150–$300 per sheet for material and labour. Most Ottawa roofs require a few sheets; heavily water-damaged roofs sometimes need significant sections replaced.

Ice & Water Shield Coverage

Ontario Building Code requires ice and water shield a minimum of 900mm up the slope from the eave and 300mm past the interior wall line. Roof complexity and home type vary significantly by neighbourhood. Here's what to expect in the areas we serve most frequently.

Barrhaven

Mix of detached homes, semis, and townhomes across a wide age range. Homes built in the 1990s and early 2000s are now reaching first replacement age. Many have single-layer shingles, straightforward gable profiles, and are cost-efficient to replace.

Nepean

Large stock of 1970s–1990s homes. Some have two existing shingle layers (mandatory tearoff required before replacement). Bungalows are common — lower pitch, simpler access, generally lower installation cost.

Kanata

Older Beaverbrook and Katimavik homes (1970s–80s) are frequently at or past replacement age, often with two shingle layers. Kanata Lakes and Morgan's Grant feature newer two-storey homes, some with complex profiles including mansard sections that require specialized installation.

Orleans

Queenswood Heights and Cardinal Creek have an older stock of 1960s–1970s bungalows — many on their second or third shingle layer. Chapel Hill and Avalon have newer homes in the replacement window. Bungalows in Orleans are particularly prone to ice dam issues due to low slopes at the eave.

Stittsville

Wind exposure is a real factor in Stittsville. Metal roofing is more popular here than in other Ottawa suburbs for that reason — and justifiably so. Village core character homes can have complex profiles. Metal standing seam starts at approximately $22,000 for a mid-size home here.

Gloucester

Wide mix of property types. Findlay Creek and Blackburn Hamlet neighbourhoods have active replacement demand. Convent Glen homes from the 1980s frequently require full double-layer tearoffs.
